Strategic Trio Group LLC provides the following services:
Private Money Brokerage: Connecting private lenders with real estate investors seeking funding for non-owner-occupied properties.
Real Estate Investment Services: Facilitating fix-and-flip investments, buy-and-hold opportunities, subject-to transactions, owner financing, ground-up construction, multifamily investments, and wholesale transactions.
Lead Generation: Receiving and qualifying property investment leads for potential acquisition.
Investment Consulting: Providing market analysis and investment guidance for real estate opportunities, NOT financial advice.
All services are provided subject to applicable federal and state regulations, including licensing requirements for private lending and real estate brokerage activities.
User Eligibility

Our total liability shall not exceed the fees paid to us in the twelve months preceding the claim.
Indemnification
You agree to indemnify and hold harmless Strategic Trio Group LLC, its officers, directors, employees, and agents from claims, damages, costs, and expenses (including attorney fees) arising from:

Termination
Either party may terminate this agreement at any time with written notice. Strategic Trio Group LLC may immediately terminate or suspend your access for:

Fraudulent or suspicious activity that may violate AML regulations.
Failure to provide required documentation for compliance purposes.
Non-payment of agreed fees or expenses.
Upon termination, all rights and obligations shall cease except those that survive termination by their nature.
Dispute Resolution
Governing Law: These Terms are governed by Maryland state law and applicable federal regulations.
Mediation: Disputes shall first be submitted to binding mediation through a qualified mediator in Maryland.
Arbitration: If mediation fails, disputes shall be resolved through binding arbitration under the rules of the American Arbitration Association.
Class Action Waiver: You waive the right to participate in class action lawsuits against Strategic Trio, subject to applicable law.
Governing Law
These Terms are governed by and construed in accordance with the laws of the State of Maryland, without regard to conflict of law principles. Any disputes shall be resolved in the courts of Maryland or through arbitration as provided above.
Severability
If any provision of these Terms is found unenforceable, the remaining provisions shall continue in full force and effect. Unenforceable provisions shall be modified to reflect the parties' original intent to the extent possible.
Changes to Terms
We may modify these Terms at any time by posting updated terms on our website. Material changes will be communicated via email or website notice. Continued use of our services after changes constitutes acceptance of revised Terms.
